This service agreement ONLY applies to the Long-term Rental Search service.
Temporary rental, Spanish visa, or any other relocation service is not included in this agreement and is an extra cost.
If you wish to hire, you must contact us at least 40 days before your arrival in Spain, accept the conditions below and complete the profile form at the bottom of the page to give us more details of your search.
If we are able to meet your request, we will arrange a video call to answer any questions or doubts you may have prior to contracting.
The cost of the service is 90% of the final rental value or €1,400, whichever is greater.
For example, if the final rental price is €1,000, the service fee would be €1,400 (since 90% of €1,000 is €900, which is below the minimum). If the final rental price is €2,000, the service fee would be €1,800.
– Method of payment:
50% of the estimated service fee—based on the rental budget—must be paid upon acceptance of this Service Agreement. The remaining 50% is due upon signing the rental contract or at the handover of the keys, whichever comes first.
At the time of the final payment (50% remaining balance), any difference between the initial estimate and the actual rental price will be adjusted. This means the final payment will reflect the balance (higher or lower) based on the final rental value, since the initial payment was calculated on an estimated budget and not the final rental cost.
We work only in the search for apartments with minimum estimated budgets from 1,000 euros for apartments in towns outside the city, and from 1,100 euros for apartments within the city, since this value currently represents the market price base for this type of rentals.
We advise you in the pre-selection of those apartments for rent that are available within a variety of recognized real estate agencies in the area according to what is indicated in the data sheet at the time of hiring the service.
The apartments that we send you as options are those in which the owners agree to receive advance payments or accept your profile.
You can also send us the links of the apartments you are interested in so we can contact them.
We will guide you on the advantages and disadvantages of the different areas and neighborhoods.
Once we have pre-selected the properties that fit your needs and pre-accepted the conditions in question, we will coordinate the visits (maximum of 4) of these properties.
(Always subject to the possibilities of the real estate agencies).
In such visits we will make an exhaustive ocular inspection of the place through photographs and videos.
We will verify the adequate state of habitability, we will make a description of the neighborhood context, common areas of the property, type of neighborhood, real nearby references (meters, schools, banks, supermarkets, etc.), check the facilities, as well as the general state of cleanliness.
We will value the ventilation and luminosity of the house as well as the quality of the construction, its age, and all those aspects that you have requested and that could be of your interest.
In real time we will contact you alternately to agree on the final choice of the house.
Once the property to be rented has been selected, we will manage the corresponding reservation with the intervening real estate agency which, once checked, will be forwarded to the client by e-mail, who will commit himself, within 24 hours, to formalize the reservation of the property by paying via bank transfer the amount in euros equivalent to one month’s rent (+VAT of 21%) into the bank account of the real estate agency in question.
Then you will have to send back by e-mail the signed and scanned reservation together with the proof of the transfer.
Once the transfer has been accredited, we will proceed to request the corresponding lease contract, checking that it complies with the legal regulations in force in Spain.
We clarify that any suggestion, opinion or modification that we consider that the contract requires will always be previously agreed with the interested party, making it clear that we will NEVER take or issue any order or change without your authorization.
Once you arrive in Spain we will accompany you to the signing of the contract, in the same apartment if possible, together with the owner and the real estate agency.
There is no rule for renting through advance payments.
Landlords may require between 6 and 12 months down payment + 1 or 2 months deposit or they may ask you to make a deposit of a certain amount of months and then pay rent month by month.
Always remember that you must add to these values the real estate commission that corresponds to the value of 1 month’s rent plus VAT.
Both the deposit and the months of deposit will be returned at the end of the contract as long as the property is in the same conditions in which it was delivered and there are no rental debts.
The value of the reservation of the apartment is taken as payment for the management of the real estate agency.
EXAMPLE 1 : 6 months in advance and 2 months deposit, you will have to pay:
1 month + VAT to reserve the apartment = management of the real estate agency, upon arrival you will pay 6 months in advance + 2 months deposit.
EXAMPLE 2 : 12 months in advance and 1 month deposit you will have to pay:
1 month + VAT to reserve the apartment = real estate management, upon arrival you will pay 12 months in advance + 1 month deposit.
All the steps will be monitored with you permanently via WhatsApp where we will accompany and exchange the different concerns that may arise.
It is important to clarify that in general the conditions that are usually requested for rentals in Spain cannot always be fulfilled by the applicant (pay slips, indefinite contract, work life, bank guarantee, non-payment insurance, etc.), which puts the immigrant at a disadvantage.
This added to the great demand for rentals, makes it necessary to be expeditious and concrete when deciding, since the apartments are rented very quickly and otherwise the search can become fruitless.
That is to say that it is necessary to be ready to make the rental reservation quickly and promptly, once you have found an apartment that meets the pre-established requirements.
