MoveSpain is not a lender or a credit intermediary and does not advise on or arrange loans. Mortgage applications are assessed and approved solely by the bank.

We meet you to understand your plans, budget and timeline. If you need a mortgage, we then introduce you to one of our partner banks, who tell you how much you can borrow.
Select your property, and we’ll handle negotiations and the reservation contract (1-2 weeks).
The bank manages your application, valuation and approval directly (often 4–8 weeks). We coordinate dates with the seller and the notary.
Our lawyers prepare and review the purchase contract so everything is legally sound and in your best interest.
The final signing takes place at a notary office, and you officially own your home in Spain!

Buy a property in Spain as a foreigner with up to 70% financing: we handle the purchase from search to keys.

Yes! Spanish banks offer mortgages to non-residents, typically financing up to 70% of the property’s value. You need proof of income, a Spanish bank account, and an NIE (foreign tax ID). We help you with the NIE and the bank account, and introduce you to a local bank if you need financing.
Banks in Spain generally prefer incomes in stable, widely traded currencies. Accepted currencies include but are not limited to:
Euro (EUR)
US Dollar (USD)
British Pound (GBP)
Swiss Franc (CHF)
Canadian Dollar (CAD)
Australian Dollar (AUD)
Danish Krone (DKK)
Norwegian Krone (NOK)
Swedish Krona (SEK)
Polish Zloty (PLN)
United Arab Emirates Dirham (AED)
Qatari Riyal (QAR)
Saudi Riyal (SAR)
Israeli Shekel (ILS)
Mexican Peso (MXN)
Japanese Yen (JPY)
Singapore Dollar (SGD)
At least 30-40% of the property price. Since non-residents can get a maximum 70% Loan-to-Value (LTV) mortgage, you must cover the remaining 30% plus additional fees (taxes, notary, legal, etc.).
Rates are set by each bank and depend on your income, the loan amount and term, and whether the rate is fixed or variable. Always compare offers by the APR (TAE), which includes the loan costs. We introduce you to the non-resident team of one of our partner banks in Spain, who give you a personalised offer. See the Banco de España consumer portal for how mortgages work in Spain.
Apart from the 30% deposit, buyers need to budget an extra 10-12% for:
Property Transfer Tax (ITP): 6-10% (depends on the region).
Notary & registration fees: ~0.8/1% of property value.
Legal & mortgage costs: Includes lawyer fees and bank fees (~1%).
⏳4-8 weeks on average. The process includes:
1️⃣ Submitting your financial documents.
2️⃣ The bank conducting an appraisal & risk assessment.
3️⃣ Final mortgage approval and signing before a notary.
Not necessarily! MoveSpain offers virtual tours and can handle most of the process remotely. However, for the final notary signing, you may need to be present or grant a Power of Attorney to a trusted representative.
Before buying, it’s important to verify property ownership and debts. You can check this via the Spanish Land Registry.
